Buyer’s Inspection
In both new and older homes, the best way to ensure that you are well informed about the strengths and weaknesses of any property is to have Bean & Heyl give you an objective, professional home inspection.  We are adept at identifying problem conditions both small and large that may have been overlooked or ignored by the owners.  Remember: We are working for you and you only.  Our goal is to educate you as to the condition of the property you are purchasing---good, bad or otherwise.  Often, any significant problems that are discovered during the home buyer’s inspection are negotiated as part of the home purchasing process.  We have found that the cost of the home buyer’s inspection is minimal relative to the negotiation value combined with the education that our client’s will receive.  See our Inspection Overview for more details. 

Seller’s Inspection

Whether you are selling your home on your own or using a realtor, it would be prudent to have a professional home inspection.  As the adage states, “Knowledge is power.”  All homes have strengths and weaknesses: We will help you answer how serious is any of the problems or weaknesses noted, and which have to be addressed, could be postponed or possibly just disclosed to the future homeowner.  By repairing problems prior to the scrutinizing of a buyer’s inspector, you will improve the condition of the property and lessen the concerns and pressures of the home selling process.  Repairing conditions on your time frame prior to marketing the home will often lessen the costs the repairs, since you will be able to obtain estimates and repairs at your leisure, not under the time-frame of a legal purchase contract.  Alternatively, it could be advantageous to you to just disclosure the revealed weaknesses (instead of repairing them), letting the future homeowner deal with them accordingly.  If properly disclosed, a buyer will be less likely to negotiate the revealed condition, just taking it into account as reflected in the purchase offer price.  Either way, the more you know about your home the better off you will be.  See our Inspection Overview for more details.

Consultations
Are you concerned with only one or two specific conditions within a property you own or intend to purchase?  If so, a consultation from Bean & Heyl Home Inspection’s will be ideally suited to your needs.  This type of inspection will focus upon the specific concerns you have with the property.  We will provide you with the information and education you want.  Weather the consultation is to evaluate a foundation wall, provide advice on basement leakage, examine structural damage from termites or determine the source of a roof leak (the possible list of problem items is endless), our inspector will provide you objective advice.  Consider:  Bean & Heyl Home Inspections, Inc. only gives advice.  We have no financial interest in the actual repair (against our code of ethics).  Say, for example, a foundation contractor indicates that a $10,000 repair is needed on a couple walls.  How do you know that is accurate?  Get an objective opinion from Bean & Heyl Home Inspections.  See our Inspection Overview for more details.

Construction Inspection
In homes that are under construction, purchasers often have concerns about the builder or develop anxieties from lack of construction knowledge or understanding of the construction process.  With such concerns, Bean & Heyl Home Inspections, Inc. can provide you an independent review of the property during various stages of the construction, including slab and foundation, framing, and final inspection.  Such an inspection can prevent unpleasant surprises and ensures the quality home that you’ve dreamed about.  See our Inspection Overview for more details.

Warranty Inspection
Most builders provide a one-year warranty for new construction. Generally during this period of time, the buyer develops a "punch list" of corrections for the builder to repair under the specified warranty coverage.  Some defects may not be obvious to the untrained eye.  It would be prudent to have Bean & Heyl Home Inspections, Inc. provide you with a punch-list of items that may be repaired by your builder prior to warranty expiration.  Such repairs are typically at no cost to you.  So for peace of mind, consider such an inspection.  You can be reassured with such knowledge, that the visible problems have been addressed before they develop into costly problems. Radon Testing

Radon is a naturally occurring radioactive gas found in soils, rock, and water throughout the U.S. Radon is a threat to health because it tends to collect in homes, sometimes to very high concentrations.  Bean & Heyl can provide you with Radon Testing, whether you’re a homeowner or a home purchaser.  See our Inspection Overview for more details.

Sewer Video Inspection 
     
                             
A standard home inspection is thorough but has limitations.  One evaluation that is beyond the scope of a standard home inspection is a sewer lateral video.  If you’re purchasing a home, a sewer lateral video camera inspection is very cost-effective.  Sewer repairs are inevitably very expensive.  It is far better to have any sewer problem resolved prior to you moving in than after.  See our Inspection Overview for more details.

Termite Inspection

Termites are a very common problem in our area.  Although relatively uncommon in newer homes (under five years old), we regularly detect termites in homes older that five years old.  Next to the full home inspection, a termite inspection is the most requested and needed inspection.  See Insect Damage information.

We do not inspect for these conditions:
  • Asbestos: Asbestos material that crumbles easily if sawed, scraped, or sanded into a powder is more likely to create a health hazard because it can be inhaled into the lungs, increasing the risk of disease. See Asbestos FAQ.

  • Lead: Lead is a highly toxic metal that was used for many years in products found in and around our homes. In general, the older a home, the more likely it has lead-based paint. See Lead FAQ.

  • Mold: There are many types of mold, and none of them will grow without water or moisture. Molds can produce allergens, irritants, and in some cases, potentially toxic substances. See Mold FAQ.
